The meaning of 'land' including the difference between fixtures (land) and fittings (personal property)
Estates in land: freehold and leasehold
Land registration
The difference between leases and licences
Express trusts/co-ownership of land
Implied trusts of the family home and the rights of cohabitees
Easements

Tasks to be undertaken at each stage of a conveyancing transaction.
Pre-contract searches and property information form questions
Standard conditions and special conditions in the contract for sale.
Work to be undertaken by the representatives of buyer and seller prior to completion day and on completion day.
Rates, deadlines and penalties for stamp duty land tax as well as rules for registration at the Land Registry.
Module Learning Strategies
Whole group sessions: 2 classes of 1.5 hours will be held each week over a 30 week period. Students will receive lectures on all topics to cover the key aspects of the module content and to provide formative feedback. The summative assessments will also be considered. 90 hours

Independent reading and studying: students will be expected to work on Moodle activities and engage in reading independently: 60 hours.

Module Additional Assessment Details
Assessment 1: Open Book Exam 50%

An 'open-book' time constrained examination aimed at testing the individual student's ability to analyse problems/issues and apply their knowledge and understanding developed from the module learning, directed reading and own independent study.

The use of time-constraint is to emulate work situations where a number of decisions have to be made under pressure of deadlines and a clear, concise response produced. The 'open-book' format is also more in keeping with work environments that the traditional 'closed book' examination.
(Will Assess Learning outcomes 1 and 2)

The module leader will supervise the challenge test. The challenge test lasts for 2 hours (including 30 mins planning time).

Assessment 2 (final assessment) Drafting and Essay 50%

Students will draft a property information form, contract for sale, attendance note recording telephonic exchange of contracts, attendance note recording postal completion and write a 1,500 word essay on the importance of the five main pre-contract searches undertaken for a registered property.
(Learning outcomes 3 and 4)

Both assessments must achieve a pass mark of 40%.

Formative assessment

Class discussion and debate will provide opportunities for peer and tutor feedback to guide developing knowledge and understanding and analysis of key concepts. Students will also receive formative feedback from their tutor on assignment plans and Mahara material during group and individual tutorials.
