Module Indicative Content
This module looks at those factors which influence the design of residential sales environments. From show homes for large, new-build housing developments to small specialist high end developments for international buyers, the module analyses the often subconscious prompts which make us feel comfortable and wish to purchase particular properties. Home staging for private residential sales forms a large part of the residential sales market and the module looks at how professional home stagers achieve maximum sales whilst remaining within a tightly controlled and pre-determined budget. All residential sales design relies heavily on appropriate product selection whether these are aspirational products or those which are more mundane but which keep an interior clutter free. The module therefore provides an overview of bespoke design solutions and examples of best practice used within residential sales environments.
The final summative assessment will cover both show homes and home staging. In the case of the latter, students will produce a fully costed client report to professional standard, which will clearly indicate steps to be taken to improve saleability, visuals may be produced. Assessment will focus on application of knowledge and the ability to communicate this to a client. Students will produce a design pack for a designated show home brief including a rationale, presentation boards, specifications and floor plans to a pre-set budget. Again the focus will be on the professionalism of the communication with the developer and the extent to which the design meets his/her needs.
